Billing
- Open House hosting service is marketed through the website domain name OrderOpenHouse.com
- Hosting services are provided by Brian Wright, a licensed Texas real estate broker, and/or other Texas licensed real estate agents, hereafter, called “Host”.
- Open House hosting services are only available in the state of Texas through this website.
- Host is not responsible for any damage to property during the course of hosting an open house. Best efforts will be made to ensure the home is left in the same state it was in prior to the open house.
- Host is not responsible for any physical property left in the home during the course of hosting an open house. Home owners and real estate listing agent should take precautions to lock up or remove any and all valuable items from the property prior to holding the open house event.
- Host cannot make any guarantees on the number of prospective buyers that may visit the home during the open house event. All fees are due upon receipt regardless of how many prospective buyers visit the open house.
- Host may use electrical outlets and other utilities during course of open house event.
Listing Agent Responsibilities
- Listing agent should email the MLS full agent report the day before the open house. Emails may be sent to support@rewright.co
- Property information should be available at the property on the day of the open house. This may include brochures, MLS buyer report print outs, listing agent business cards, sign in sheets, and any other marketing material the listing agent would like used during the event.
- A key to the property or the code to obtain a key should be made available during the open house event. We do not currently support Supra.
- Listing agent should be available via phone or text during the open house event in case host needs to contact them about something.
- Listing agent must ensure that all utilities are turned on at property prior to open house.
Cancellations & Reschedules
- Open house hosting cancellations must be received within 24 hours in advance with few exceptions.
- If there is very bad weather the morning of an open house, the booking agent may reschedule the open house if they call at least 2 hours before the start of the scheduled open house. For example, if the open house is set to begin at 10am on Sunday, they must call or text 469-909-7000 by 8am on Sunday morning.
- In the event the owner needs to cancel the open house, no charge will be incurred by the booking real estate agent as long as we receive 2 hours notice on that day.
- Reschedules should be no more than 4 weeks out.
Access to Property (Opening and Closing)
- We require the home owner, listing agent, or a representative from the listing agent’s brokerage to be present at least 15 minutes prior to the start of the open house. This is for safety and security reasons, and it allows us to walk the property with the agent to understand all the features of the home and ask any questions that may come up with potential buyers.
- If a home is on Supra or has a lockbox like a MasterLock combo box, we can close the property and leave the key in the box. For Supra keys, once we put the key back in the container we will not be able to retrieve the key. The listing agent will need to come back out if there is a reason to get back into the home.
- If closing a house, all lights will be turned off, all curtains and blinds drawn and the thermostat will be set to room temperature (between 75-79 degrees) unless otherwise directed.
Vacant Properties
- OrderOpenHouse.com typically requires the listing agent to still be present at the beginning of an open house.
- The agent is not required to be present if this is a second hosting event at the same property and the agent has left a non-Supra combo lockbox with a key to the property (e.g. MasterLock combo box).
Pets
- For safety and security we cannot host an open house if any pets will remain on site during the open house.
Signage
- Listing agents must provide their own directional signage, balloons, and any other outdoor way finding materials.
- Listing agent should make best attempts to have open house directional signs placed before our arrival on the day of open house. We can assist with placing signs if time allows.
- If we are closing the home, we can pickup and return all directional signage to the home, if we are told what cross streets signs have been placed. All signs will be left in the garage or front entry and a picture taken showing that fact unless otherwise directed.
- Host (providing the service under OrderOpenHouse.com) will not be liable for damaged or missing signs.
Buyer Leads
- In the course of hosting the open house potential buyer leads will be captured.
- All leads will be left for the listing agent unless the listing agent gives permission for the host to keep the leads.
Assistants
- At the discretion of Brian Wright, other agents or non-licensed parties may be in the property during the open house for training purposes.
- A Texas licensed agent will always be on premise during the entire open house event.
Agency & Representation
- Host does not have any agreement of agency with the seller (i.e. owner) of the home.
- Host will not offer and/or sell any services related to their own brokerage.
Photography
- Host is allowed to take pictures of the property during the open house.
- Pictures taken during open house may be used in future marketing materials by Brian Wright.
- Pictures taken during open house may be posted on social media during or after the open house to help promote the property and/or the OrderOpenHouse.com hosting service.
Billing
- No payment is due at the time an open house reservation is made through OrderOpenHouse.com.
- All payments will be requested by invoice and need to be paid online via credit or debit card.
- Invoices are sent out Monday morning for open houses the prior weekend.
- Payment is due upon receipt.
